Buying a House
  • What is the rental application fee, and is it refundable if your application is declined?"
    The application fee is $50.00 (per person over the age of 18) and is non-refundable if an application is declined. Incomplete applications will not be processed. Please ensure that all fields are completed before submitting.
  • What does the application fee cover?
    The fee covers the cost for background, credit, and landlord reference verifications.
  • Who has to submit a rental application?
    All parties over 18 years of age who will be living at the rental property must apply online. Paper applications are not available. If you require assistance filling out an application, please call our office at 302-525-4846.
  • What are your qualifications?
    We qualify our applicants based on good credit, clear of open judgments and past due credit obligations, positive landlord reference and rental history, and solid job history with sufficient income to comfortably cover the rental plus utilities.
  • When can I see the property for rent in person?
    There are no property showings until an application is approved. Once approved; then a showing can be scheduled by the applicant. We encourage you to drive by the property before applying to make sure it fits your needs. For the safety of all parties, there are no exceptions to this process.
  • Who is responsible for utility bills?
    Generally, the tenant is responsible for all utility and trash bills. However, it is property-specific.
  • Who sets up the utilities in the tenant's name?
    It is the tenant's responsibility to set up the Utility Accounts in their name.
  • How are the security deposit and monthly rent paid?
    Residents must pay security deposits and monthly rent online. Payments can also be made at 7-Elven, CVS, and Walmart. Please call our office at 302-525-4846 if you wish to pay at a retail location.
  • How is the first month's rent paid?
    Generally, the first month's rent must be paid by cashier's check with the payee RE/MAX Associates. In the memo line, it should have the street address of the rental property. Refer to your lease for more information.
  • When is the first month's rent due?
    The first month's rent cashier's check is due on or before the first day of move-in.
  • Are pets allowed?
    It depends on the owner of the house whether they want to allow pets. If they do, it is required that the renter pay an additional security deposit at times equal to one month's rent.
  • Who is responsible for grass cutting and landscaping the properties?
    This will depend on the property. Some properties will pay for this service, and it would be listed in the lease. At the same time, others will have the tenants be responsible.
